The world has lost it’s mind, and IMHO it’s by design.
No, it isn’t - single-family homes generally house taxpayers, and zoning areas for them only makes someone confident enough to invest 30 years of monthly payments into it (while hoping to at least get back the purchase price later).
That inevitably results in overly white/Asian neighborhoods, with an added twist (at least here in NJ): Local services are funded locally, so neighboring sh!tholes generally have to pay their own way - without being able to avail themselves of the better schools or emergency services available to the single-family ‘burbs where people pay their own way.
I’ve posted for years that operating rental properties in the NYC metro area is now akin to the Quartering Act (by which colonists had to house and feed British troops); now you’ll simply have to house gibsmedats instead. People who bought rental properties decades ago originally turned up their noses at Section 8 tenants; now they need them or they lose the properties (because the government pays the rent on time, even if the property is slowly destroyed).
The problem with changing zoning laws is that no sane person would invest 30 years of mortgage payments in a property if the neighbor can demolish a single-family home and put up a multi-family non-owner-occupied welfare hive.
Zoning laws protect the homeowners toiling away to live there; they don’t want to see their area collapse to house foreign migrants, welfarians, etc.. Don’t take my word for it; this problem is causing many people to re-think buying homes.
They need to shoehorn in a few million more illegals and make the place look like TJ.
Here in NJ young Americans don’t need or want single-family homes; why pay so much in taxes if most won’t breed anyway? 3/4 of our property taxes are for schools, and childless taxpayers see no point in supporting imported foreign student bodies.
Most new constructions I see are multi-family hives for drones or tightly-packed multi-families; the former have “affordable housing” set-aside requirements that have Americans steering clear of them as well.
Zoning has always been about protecting those working 30 years to pay to live there; would you buy a nice new car if the government could switch it for a used Yugo whenever it is politically expedient? - and that would only be 5 years of much smaller payments at most thrown away/lost.
At this point in time, everything is “racists”. Hell, even the Man in the Moon is “racists”.
