In our neighborhood the price of housing has escalated greatly in the last few years. The number of rentals has decreased drastically. People who were renting their houses have started selling them. The return on the amount of money they can get for the house is more than they can get from rent without all of the hassles. They can also keep from paying capital gains by doing a 1031 property exchange and reinvesting the money in other types of property.

Rent controls would further exacerbate the shortage here by discouraging investment in new apartments and other forms of rental property. It is sad that this misguided legislation harms the poorest people and people just starting out the most. Seattle passed an ordinance forbidding landlords from doing a background check on renters, because violent criminals shouldn’t denied housing.

Here you have Nicholas Maduro in a skirt! People rag on about California, but Oregon and Washington are way, way more radical than is CA today. Those state’s problem is that their voting population is very concentrated. Much more so than that of California. But give us time. I harp on it daily here, but unless something is done to supersede “One Man, One Vote,” to give the rural areas more power over their own destiny, this process will complete across the country. The RAT-run big cities, will enslave the rest of us.

It’s become clear that most of the politicians want to maintain known “good” issues for Election use. Never ending.

Trump wants to fix the issues and the rest of the politicians will never sign on.

In a few years the liberals in Oregon will learn that rent controlled apartments with prices below the market rapidly get taken over by smart, educated people who are adept at finding bargains and exploiting loopholes. The poor, the less educated, and the elderly end up left out of an ever more competitive market for the under market price properties.

They will wonder why there are BMWs, Teslas, and high end Mercedes cars parked out front of rent controlled buildings.

If there is not enough “affordable” housing than in more ways than one government is interfering in the market’s ability to produce it.

Oregon, have messed with housing rules so much, now attempts to go full-socialist, taking completely charge of a market by law, to fix what government interfering in markets created.

What idiots. All they had to to was to look at New York City and its rent control and admit that as for getting more “affordable housing” built, THAT has never happened. Why? Rent control makes it LESS likely that more affordable housing will be built, no matter how many current renters it grandfathers into below market rents.

.………..exactly, I’ve developed and built many hundreds of apartments and condos.

I would NEVER, EVER go into a market where I thought there was the slightest chance of Rent Control.

This law will hurt Oregon very badly. New companies know this and will not move there. Its immeasurably stupid and I thought the whole concept was DEAD.

You don’t even have to know economics. It’s just common sense. If you can’t charge enough to make a profit, you go elsewhere or out of business.

Better still, saw off all of the far west coast from all three states, and make a single, very conservative, large state, and erect a wall with guards to keep out the Socialists. I can live without an ocean.
