He probably bought it for the value of the site, with the intention of demolishing the house if it couldn’t be renovated at a reasonable cost.

A long time ago I bought a fairly small but perfectly reasonable suburban house.About 20 years later I was told that it was worth about 6 times what I paid for it so I sold.Six months later I drove by and found a McMansion on the lot (about 1/4 acre).

Friends of mine just sold their home in central Charlotte as a “knockdown.” The house was falling down around them - which is why they wanted to move - but the lot was worth enough that their profit bought two new vehicles and about half the price of a new house in the ‘burbs.

The area where I lived in Morgan Hill, CA from ‘83 to ‘94 started putting McMansions on 1/4 acre lots. It looked like 8’ from the building to the lot line.

Sold the house for twice what I paid for it, and bastard who bought it, sold it a year and a half later for $130k more!

So happy to escape CA for New Hampshire! And there is nothing there I need to go back for!
