Why is not the LANDLORD also responsible. The renter failed to properly vet the renter.

If I rented my house, then I would be responsible for taking steps do a background check and meet the renter in person and assess risk

What LAW requires that a owner "vet" the renter?"

It might be wise and prudent for the owner to do so - but what LAW demands it?

What if I rent someone a pushcart? A lawn-mower? A tennis court? A camping pitch?

Could some 14-year-old trick me into renting one to her, and then cause damages? Are you saying that I would have violated a LAW by not "vetting" her? And just what do you mean here by "vetting?" More than just establishing her age?
