A Good Samaritan landlord has had her generosity taken advantage of after she was left with her Perth home trashed and a repair bill running into the thousands.
Christine Goss is now warning other property owners to be careful who they rent to.
Her once spick and span Padbury three bedroom home has been turned into a rubbish tip inside with a junk yard out the back.
One room is so full of discarded items it's impossible to open the door.
Ms Goss said she felt sorry for the children, so agreed to let a homeless woman move in 12 months ago.
"We gave her cheap rent, there was no bond, there was no rent in advance and I always paid the excess water," Ms Goss said.
However, the relationship soured earlier this year when the rent dried up and Ms Goss, who lives in the country, had trouble getting them out.
"The [mess] is going to cost thousands," she said.
Even the cleanest room in the house, the loungeroom and the dining room, still has mess in it, including evidence of drug use.
Neighbours and friends pitched in to help with the cleanup.
Ms Goss says she was too generous and was taken advantage of.
"Don't go by your heart, go by your head," she said.
"I's a good lesson. Yeah it's a hard lesson and an expensive lesson."
No good deed goes unpunished. That’s not a hard-and-fast rule, but - unfortunately - it applies all too often.

Didn’t the neighbors complain? Didn’t she check on what was going on at her property? She isn’t capable of managing rental property.

Note that the homeless woman had no trouble coming up with cash to buy drugs.
It’s a shame. Aussies are good-hearted people.

The drug use caused the homelessness, not the other way around.
Sorry, it’s amazing. Owning a rental house is troublesome, but you need to know who you rent to. I’m a partner with my friend in 40 rental properties. We can see who are the good renters and the bad renters.
Liberalism has a price. She got off cheap if she learned anything from this.
You can rent to the first and fourth group, but the others generally require treatment to get better.
Remember Johnny Rivers song The Snake. The tender-hearted woman knew he was a snake and should not have been surprised he bit her.
There were people in Houston who were taking in evacuees. I know friends I wouldn’t take in.
So much for that damage deposit.
When you perform an act of charity, expecting gratitude will always lead to disappointment. If you want fame and adulation be a rock star.

I’m in a real estate investing program and the first thing they teach us about “buy and hold” is to always hire a professional Manager for 7%. I know of one such Manager who employs an interesting trick to disqualify prospective tenants. He puts out a big bowl of large candy bars. When an applicant comes in with any kids, they’ll do one of two things; the polite kids will ask permission of their parent to have some candy and then ask the manager as well. The unruly kids will just dig into the candy bars while the parent passively sits there, showing no regard for the manager’s “property”. Sad but brilliant.
Her tenants quartered two large dogs in the house and then took off on a three week trip. House was a total loss.
If a renter were responsible they would be seeking to own their own home, and not rent.
Understand your point but there is that set of folks, young, just out of school, in some cases working their first real job, who need a place to live and stay mobile.
