As a 25 year resident of Metro Atlanta, the Petri dish of black mobility, I have a few observations. There was a handful of blacks in my somewhat affluent neighborhood. Every foreclosure since 2007, except one, has been black. Every house that has been rented out since 2008 is black. All across the board every family was nice, apparently employed. As a real estate investor and professional observationist, you see what really drives mobility (up and down). It is choices. If a family has the patience and discipline to save, plan and put off gratification - generally they will be OK. If not, Mercedes and Lexus and all, be prepared to pay the consequences. As I tell my kids, life has choices.
