The problem with your analysis is that Israel would be disarming itself with no assurance any other Middle East country would comply.
Do I honestly think that any of them - Syria, Iran, Israel - will give up any chem weapons? IMHO, nope.
Will Israel, Iran, Pakistan, etc, gice up their nuke programs?

To destroy Israel with unconventional weapons is to destroy the Dome of the Rock.
If Islam is willing to destroy its second most religious facility, then I would guess Mecca and Qom is in play.
