The blacks are moving into the older suburbs and bringing Detroit with them. You have middle class and upper class blacks sprinkled into the more exclusive suburbs. Those whites that can move further away are. Livingston County is one of the fastest growing counties in the state. That’s a result of further white flight. My own parents live there and my dad likes it because the big city amenities are close by but not the big city bs that you get living closer in to Detroit. And as blacks leave Detroit, gentrification is taking place in Corktown. Once home and property are safe in that area, look for it to spread as the inner ring suburbs fall apart.
I’ve seen the same thing happen in the areas of Tacoma not far from downtown. It’s an interesting cycle to observe.
