They’re huge. They’re poorly built. They’re on teensy lots with twenty feet between houses.
Ideal multifamily ghetto dwellings in a few years, when their asking price drops by a factor of two (as it should). Heck, an entire family can live in the “home theatre room”, and they have three car garages and lots of driveway.
And boy is THAT gonna piss the neighbors off.

That may be true and can be said about many groups. But watch his children and you'll be amazed. In 1916 a newspaper expressed the general concern of people, to wit: "Can the Oriental mind of a Jew even grasp the subtleties of Western civilization?" Indeed, the recent immigrants looked terrible: many not speaking any European language, living 10-12 people to a flat in the Lower East Side of Manhattan. Well, their children comprised 28-32% of the student body at Ivy League schools (in fact, the diversity considerations that are common now were adopted to deal with that "Jewish problem;" prior to about 1930, you were admitted on your grades).
Your friend may not have lived long enough. Give black people a chance, and you'll see the same progress that Jews, Irish, Italians, Japanes and Koreans have shown before(provided, of course, that we adhere to the ages-old principles that have made this country great).
Buy the property and have it razed down to the grass and plant a few trees. Think of it as having to get new roof or some other major repair - it's about the same cost.

You hit the right note when you mention adhering to our age-old principles.
Many immigrants from Europe were looked down upon, in the early 20th century. But our society expected assimilation, and it got assimilation. Does anyone today really hate the Irish? The Italians? The Polish? They are just as American as anyone else and I think there is little to no lingering prejudice.
But blacks have been in this country a lot longer and have assimilated a lot less. Indeed, it is very much part of current black culture that they will not assimilate. They do not desire it. Their culture is too important to them, and (many of them) will not adopt mainstream American values.
This is what holds them back. They are given a chance -- but they will not take it.

Say what? The reality is, we’ve been *forcing* *everyone* to provide “chances” for them under threat of law for decades now, with not a hell of a lot of progress.
How do you explain that?
In the summer of '70 a young but old school pre-civil rights era black doctor wanted to buy a home in our middle class neighborhood in Dallas. He went door to door asking and the neighbors said it was ok with them if he moved his family in. Strange, but it happened. All was good that school year and his kid became one of my good friends. The following school year, Dallas ISD decided that black students shouldn't go to their neighborhood schools because there were too many under-educated blacks and white students shouldn't be allowed to attend their neighborhood schools because there were too many better educated whites. That was my first introduction to crazy liberal thinking. I lived three houses from my high school and wasn't going to be allowed to go there until my senior year. Fall of '71 brought city-wide bussing of students across town from their neighborhood schools all in the name of desegregation and diversity. Funny, it can't be segregation when people choose to attend their own neighborhood schools but you can't argue with liberals.
Anyway, less than two years after the black doctor moved in, he joined the rest of us in what was called the "white flight" out because the ghetto trash moved in. We tried to get along with the blacks who were bussed in, really, we did. Maybe we were sheltered and didn't know any better than to get along but they were angry and who could blame them. It was so bad that year that they would literally lock us in our classrooms and pull down those big metal hallway gates. When the bell rang, they'd raise the gates and we'd have 5 minutes to get to class and down they'd come again and the new black asst. principal would make his rounds pulling on classroom doors to see that they were locked.
A couple years ago we were in Dallas so I thought I'd show my kids where I grew up. They were shocked and kept asking if I really lived there. Yes, my old house was there and all my friends' houses were still there and the back gate at the elementary I used to go home through was the same exact one but the area had turned to trash. How sad that where I once never thought a thing about walking over to friends' houses that now I was worried the car door was locked. Hey, libs, where are those "better" schools now, huh?
I use to live in a small town outside the Detroit area, that is EXACTLY how most of the successful blacks feel towards the ghetto criminals.
One of the dispatchers at my job is black - I consider him to be a great friend. When we go out for cocktails and I give him a ride home, he always says: “I can’t wait to move out of here, I hat living by all these black folks.” I always chuckle and he feels obliged to clarify his remarks: “Black people don’t know how to act, you give them a welfare check and a housing subsidy and all of a sudden you have ghetto queens and kings that thinks they own the world and destroy everything they get near - like cockroaches!”.
But our society expected assimilation, and it got assimilation.
I respectfully submit to you that, if given a chance, the Irish, the Jews and the Italians would still be speaking their respective languages. Every people with history of any length respects and cherishes its traditions. What the insistence on American (in fact, Anglo-Saxon) standards achieved was that ethnic values were driven into the home: in any public place --- a shop, city square, on the job --- you were supposed to behave in a traditional (Anglo-Saxon) way. It's not that Jews, Irish and Italians were given a chance, and many first-generation immigrants have never abandoned their old-country ways. But their children, who spoke American English without an accent were given a clear signal: assimilate or you will not amount to much.
That is the only difference that I can see. Today, not only does the Anglo-Saxon majority fail to insist on assimilation but it actually celebrates and encourages whatever third-world traditions minorities do retain. A Yale professor with an Anglo-Saxon nane, when rejecting a $30M for a Center for Western Civilization, said, to wit: "There is nothing to study here: history of Western civilization is a history of war, pillage and rape." That's the essence of it. Western civilization is dying from self-hate.
People are rational. Blacks, just like everybody else responds to signals. The signal they hear since at least 1970s is "Savagery is good, Western Civilization is bad." They do what they are asked to do -- just like Muslims in this country, Britain and France.

Had it escaped your attentions that they were the only group that came here involuntarily, and the only group that was subsequently enslaved. You expect a Duke living in a palace and a prisoner in his dungeon to evolve along similar paths?
Has is escaped your attention that a Black could not even use the same toilet as Whites just two generations ago? In sum: whatever chance at freedom they have was give fully only two generations ago; arguments about "being here longer" do not apply. And, you cannot blame a minority for the lack of assimilation when the majority destroys the traditrional goal of assimilation. Anglo-Saxons no longer behave in Anglo-Saxon ways; there is nothing for Blacks to which to assimilate.
Except that blacks have been in the US far longer than any of those groups,and they have occupied major sections of US cities for many decades, and mostly turned those sections into ghettos which are at times renewed and improved by the later arriving groups.
A lack of chances is not the problem, but rather a lack of traditions and habits that result in successful communities being built.
There is nothing much here to explain. As you and I probably agree, training whites on "sensitivity" is not going to help much. When there was rampant anti-Semitism, Jews did not ask for quotas --- they were asking for quotas to be removed. When Irish and Italians were persecuted for being Catholic, they did not ask for an affirmative action either. And Chinese, Japanese and Korean American have pulled themselves up unassisted as well.
The lack of "progress" in assimilation of Blacks I explain by the fact there is hardly anything left to which they could assimilate. It is Whites who have abandoned the foundations of Western Civilization --- here as well as in Europe. It is white kids who think that speaking like criminal scum in the 'hood is "cool." It is white kids to adopted gangsters' mannerisms and rap music, which is vacuous on those rare occasions when it is not violent and demeaning. The vocabulary of White teenagers is twice smaller than in 1950s. Did Blacks do that to Whites? Are Muslims doing that to them in Britain, France or Norway?
It is White movie-makers and novelists that are dirtying all aspects of Western Civilization for almost one half of a century now. There is not a Western institution that has remained untouched: religions, marriage, child-rearing, patriotism are all under continual attack.
So, what values are their for a Black teenager to assimilate? You cannot expect a minority to do what the majority itself refuses to do. The flock cannot be more Catholic than the Pope.

Sad, isn’t it? The street where I grew up as a young kid is now filled with abandoned or rundown row houses and infested with drug dealers and hookers. People look shocked when I tell them where I lived when I was born and as a young kid.

The problem with this is that through a significant part of the countries history, the vast majority of blacks lived in the south and the vast majority were slaves. Thus, such a period of time cannot be counted toward the time black people had to advance.
Now if we begin with the end of slavery, regardless of Jim Crow and other laws, you actually had the emergence of successful black communities even if many of those communities were simple townships. From Tulsa, Oklahoma to Rosewood to even Harlem of that day, black communities were functional and such functioning sometimes resulted in those places being economically or violently attacked. The stereotypical black ghetto that we are familiar with today didn’t begin to come into existence until the 60s (really gaining prominence in the 70s). If you talk to black senior citizens, they will tell you how nice their communities were compared to today.
So it is not a case of blacks failing to create functional communities after so much time in the country, but rather coming to a point whereas the creation of such communities began to cease and this coincided with the push toward integration as well as a other change in the general social climate of the nation.
