Over the years, I have had to go to court several times to evict tenants. Not my favorite thing to do but I am always amazed at the other landlords there, doing unlawful detainers that have tenants that are 8, 9, 10 months behind.

Although there are court mandated grace periods, I am usually in court by week 6 after non-payment of rent.

If this guy has not started eviction proceedings he is a dope. Although he will probably be accused of being a racist somewhere along the line.

I would pay good money, though, to sit in a courtroom and hear her tell the judge *why* she’s not going to pay rent any more.....:D
