Ah, We see a rebound in the resale market down here. Real bargins on really desirable properties are hard to find. You cannot get 2004 prices.
I do think new construction will lag.
The reasons:
1) Zoning and environmentalism makes it harder and more expensive to get new development permits. Stupid manatees and scrub jays and so-called wetlands protections defacto lower density.
2) New construction socked with impact fees (taxes)
3) Material prices are way, way up.
4) Standards are way up. Add 30-40K to the costs for hurricane/flood protection.
