The CC&Rs are often vague. It is often the HOA ‘guidelines’ that provide the teeth.

Where I’m at, the CC&Rs have nothing objectionable. Now the HOA has owners trying to push thru rules that would restrict what you can plant or how many horses you can own. I had a complaint for putting in rip-rap to control erosion (when the County investigated, the inspector said “Great job! I wish more would do this...”)

Current status - disbanding the HOA is up for a vote!

Good! Disbanding the HOA is probably the best thing you can do for your neighborhood. In California we've heard nothing but horror stories over the past couple of years about these HOA's trying to steal people's homes over unpaid dues (the state supreme court ruled that unconstitutional), we've had people denied roof permits because the HOA wanted to extort an easement from them, people deined the right to have guests, people denied the right to fly a US flag in front of their house (a UN flag was okay), and etc.

There is just no way in hell I'd live in a neighborhood like that with some nebbish getting into my business.
