"...A typical new home has a 200-250 amp breaker box. I have a 75...I can iron my clothes and microwave my breakfast in the morning, but not at the same time..."

I've got a 60-amp service.

Try running a box from each 110-side of your range. You'll find lots of amps that way.

I have a 220v circuit for an electric stove. That circuit is idle, because I have -- and strongly prefer -- a gas stove. My plan is for the stove circuit to be re-routed to the HVAC. A interim measure. I'm gonna have to re-wire the whole house eventually, but I'd rather do it later than sooner.

My first house, built 1946, had, I believe, a 40-amp service. Four breakers total! When I sold it in 1992, the buyer insisted I either replace the breaker box or give her a $1K credit. (Sales price $133K) I gave her the $1K credit and thought I was getting a great deal.

Great deal or not, that house was worth about $590K last I checked and is probably right around $500K now.

I’m in Phoenix and what the housing bubble has done is make a $160,00 home cost $400,00! I got in before the bubble but if I was 25 years old and trying to buy I would be screwed.

The truth is housing prices are way out in front of wages. There will be an adjustment the only question is how large.

I like the idea of a 20% down morgage at 6.5% on a $180,000 home over the “new” idea of 0% down on a $400,000 home at 5% with bad credit.
