Man, I just gotta talk to you.

I am a consultant for a company that recently sold property and now has 1031 money to re-invest. I've told the guy he should be buying HOUSES here in this resort area. He can get seasonal money, year-round money, and property never goes down in value.

He's all for it but he wants ME to manage all these rental houses. Which I might do, I'm thinking about it.

This is the largest property management firm (although they OWN the properties they manage) in Baltimore, Merryland. They own campgrounds, mobile home sites and around twenty apartment complexes in Baltimore.

I know all about rent as I USED to work for them full time. Been there, done that.

Gonna send you some Freepmail cause I get nervous about advising people how to spend some six million, count 'em, bucks. Hey, they're not six million of MY bucks.

Before I embark on such a thing I'd like some reassurance.

Managing rentals is easy, if you are an a-hole like me. If you are a nice person, it wont be good. You will never know the human capacity for excuses until people owe you money.

Its not hard if you find a GREAT handyman and a GREAT gardener who you can trust with one of your credit cards. One secret; when selecting potential-renters, find an excuse to get them to open the trunk of their car. What you see in their trunk, is how your house will look in 6 months.
