Rule #1 Avoid Homeowners Associations! Basic Tenants agreements are OK but if there is a Committee that has to approve the seed that you use for your lawn and when you must water and mow... you are screwed, if you are limited on colors or materials of the gravel that you use for your driveway you are screwed, the pitch of your roof, type of plants in your landscape, (SCREW IT YOU ARE F'D)

You will never have good neighbors if they are controlled by the association, but you will be surrounded by and have a butt load of Nanny Cops that love telling you how to live your life.

Good neighbors are found and massaged, it is location, location, location.

Like Minds like Rice Crispies seem to gather or coalesce in the middle of the pool or bowl so do good neighbors ( I guess it amounts to a Homeowners Association in the end, just that the rules are the Constitution, Acceptance, Space and a feeling of belonging).

Criticism and accepted behavior and just a live and let live attitude all rolled in to one.

(I have been shamed into mowing my lawn a week earlier than I thought it needed, just because Granny said something to a friend of my Wife’s Husband, I didn’t have to but I like Granny and it was sorta on the schedule, and it made Granny happy and when it comes to digging that hole Granny could field a workforce!)

Just being a Good Neighbor can change a Neighborhood.
