Many times when subdivisions go up, contractors make a deal with a realtor to sell the unbuilt properties. We bought our own land, and are doing our own contracting, so we avoided that whole mess (and what's worse, the inane restrictions put on by sub-division gestapo). Contracting for the inexperienced is not for the faint of heart, and my mistakes have cost me a few hundred dollars already. However, you wind up with the house you want without having to be rich.
