I am west of downtown in Montrose.

Are you prone to flooding?
I'm at Memorial & Jackson Hill and I have never flooded.

Hi humblegunner.

When tropical storm Allison dumped that two feet of rain on us, we did not get water in the house. It was close, though. At the end of the heaviest twenty four hours water was coming up the driveway. Sustained rates of 1/2" to 1" per hour rain would have flooded my first floor had it continued for another day. I have a town house, so more of my house is upstairs than down. Therefore I have lots of space to retreat to in the event of rising water. I am reasonably well provisioned with food, water, and ammo. I am somewhat less worried about flooding than I am high winds and flying debris.
