Don't expect the real estate bubble to stop any time soon. Remember Monroe(aka moron)County issues only a 100 or so building permits per year. That alone keeps the real estate values sky high.
Over the past few years Islamorada values have been going up at 8% every three months!! Key West, about the same, only they started at a much higher base.

I used to think the real estate boom would continue indefinitely until my last trip to EYW a couple of weeks ago. Lots and lots of houses on the market, mostly long time locals looking to cash in before the bubble bursts. Based upon my own observations, prices seem to have gone down bit since my trip to EWY in January, 2005, and the length of time on the market seems to have increased. Another sign of a bubble is the number of condo conversions, such as the La Concha Hotel and the Cheeca Lodge. Then again, maybe I'm just hoping for a bubble so that I can take advantage of someone else's misfortune.
