My last rent was more expensive than my mortgage and property tax is now.

If you can find that kind of area, buying is the right move. Where I live, mortgage + property tax is just about double the prevailing rental rates. Renting is a relative bargain.

Around here, a good starter home is cheaper or the same as rent of a similar sized place.

If rent is half mortgage rates, why would landlords invest? They'd never make their money back!
