and since the major holidays, homes in Modesto have been on the market more days not selling quickly, then during warmer weather selling... Avg days on the market 140 days, until seller either reduces, or accepts a more reasonable offer. So, yikes on that overburden mortgaged home! Told spring/summer should pick up again.
