The scenario you describe is pretty scary to me.
At the end of the day I, as a God believing, gun loving, small government, low taxes, patriotic, mind your damned business kind of person, I learned in the last few years that the two sides CANNOT coexist. I don’t want to live near them. There’s too much of an ideological divide.
No matter how ‘moderate’ your Democrat neighbor might think, talk and act, that neighbor will vote for Harris and Biden. And I’m turn vote for the complete opposite of everything you hold dear, up to and including ‘re-education camps’ for your kids and their son playing on your daughters soccer team.
The two sides will never be able to occupy the same space.
I find this hard to believe as the costs of building materials has tippled since Covid.

So it must also be true that when large moves from a rightist area to a leftist area results in a rightward shift. Every single time.
They still hold to their liberal values. They still believe in unchecked immigration, legal or no. They still uphold a woman's right to her own body (i.e., abortion). They still think fags have the right to their perversions. Etc.
Nobody can troll like Trump.

Our winter home in Arizona has doubled in price since we bought it in 2014. Problem is, if we sold it, the only good deals to be had would be in places I would never live.
Just paid off my home in Florida. I’m in the same boat. We have a nice home on a golf course. My wife wants to sell, but I have a fantastic job. There’s also nowhere nice I could afford right now. I’m staying.
Folks are willing to pay whatever I guess. Sadly so much of what is being built now is garbage. A friend just signed a mortgage for a $400-450k house. Nothing but problems and she can’t find many to come out and do repairs.
Guy at Home Depot told me that the prices for framing packages have tripled in the last year, backlogged and getting more expensive and longer waits.

Yep. Experience that in Eastern Pennsylvania. Bunch of NY plates and attitudes. And yes, new immigrants will fill the void in the big cities.
I cannot think of a time when conservatives migrated in large numbers to a leftist area, because to do so is generally not sane. But yes, I would expect we would keep our values.

take a look at what is paid on interest on debt. Now imagine what happens to that if interest rates go up.
Is it even possible to raise interest rates?
I think a lot of that debt is short term debt, very volatile, no stability with long term debt.
I agree that the lumber they sell now is so horrible that I don’t see how you can make a shed out it much less a house.
