Little diversity, monochromatic
Lots of trees, mountains, hills, lakes and streams. No room for stores.
It’s really easy to buy a gun.
Prices for housing are too low.
Food is cheap.
Most of the people are patriotic. What’s worse, they’re honest.
There’s no income tax, so I don’t think the state will improve much.
Those TVA lakes are just miserable

I live here, and I’m an asshole.
They have done this with refugees as well.
I see any license plates from urban hellholes driving slow rubbernecking and I pull the septic tank cover for a bit and give them a 'whiff' of country living perfume.
Where I live there are 4 dive bars downtown. If this place develops it will be loud sports bars. Prices go up.People bring their money in with them. A siren call.

Good friends retired down to Lake Martin near Auburn. Their Sheriff has let it be known people with GA plates from Atlanta counties aren’t welcome, that their home is where their plates are and they aren’t sheltering in place, and therefore they are breaking the law. Even if they own a house on the lake!
I am reminded of the impromptu roadblocks on the Greater New Orleans Bridge after Katrina, preventing exodus into the Unaffected West Bank
