ICE arrests in Arizona tripled in the fiscal year ending Sept. 30, 2025, with over 6,000 recorded in the state, ranking 7th nationally. In the Phoenix area, specialized operations and recent raids have led to significant activity, including 23 people arrested in a single March 2026 smuggling investigation. Maricopa County saw 3,852 total ICE arrests in recent tracking data.

We know people in Peoria that live on a golf course who said that now illegals are leaving rental sites in their community are being listed whereas before they would not list for being afraid they’d have to lease to them.

They overbuilt apartments all over the country.
They built apartments EVERYWHERE three or four years ago.
It typically takes 2-3 years from start to finish. Maybe even longer in some markets.

Over the last year or two ALL of those new apartment complexes are coming available to rent. Many are expensive.
So, they start out high and then eventually offer 1-3 months rent for free to get you in.

Plus, in lots of cities they decided to convert office towers into apartments. I saw this right here in Manchester, NH. They converted a 22 story office building built in the 1970s to over 100 apartments.

There is a guy I follow on YouTube called Reventure Consulting. He has been calling a down turn in the housing market for several years now. The start was in 2023 in Austin. It has spread to almost all the other southern boom towns. The only really good real estate markets(meaning they are going up) are the NE and upper midwest. Mostly due to lack of inventory.

Housing Starts and Permits have been trending down for a couple years. The best metro areas in the country in 2025 were Detroit and Columbus. The only southern city going up in housing starts was Orlando. All other FL cities were down. All TX markets were down. AZ down. All CA were down except LA and San Diego. All Pacific NW/Rocky Mtn states were down except Boise.

Rule of thumb: Prices (of whatever) go up? The end is nigh. Prices go down? The end is nigh. Either way, the end is always nigh.

When I see rental prices down go 30 - 40 percent, then I’d say prices are plummeting. Here in Indiana they are still much too high.

Any fall in rent prices is welcome.
It doesn’t have to fall 40% before it’s relevant.
All Biden did was import 20 million illegals who sent rent, murders, serious crimes skyrocketing.

Here in small town rural Oregon apartment bldg and townhouses are going up everywhere. I have to wonder who the owners expect to occupy all that new housing?

One maybe two million ?

Plus most of these brand new apartment buildings around here were priced way too expensive for illegals.
Most of them were over $2200-2600 for a 2 bedroom.

The illegals around here tend to live in places less expensive than that.

I own some rental houses in a small town. I’d be glad to see my income from those reduced if the reason was deportations of illegals.
