The people that built this nation went into thee woods with an ax and built homes of about this size and they had plenty of kids (No TV or movies so what else are you going to do at night).
There is a market for very small, and very nice, homes.

I have a cousin in Tokyo who lives in a house about that size.
That 22k also includes the land, so it could be a good deal depending on real estate prices in the area.

houses like that (not so much now),
except they were three rooms long.

Everyone who has visited my “small” place comments on how cozy it is. I decorated it nicely and sought out internet ideas how to use space. One of the things that made a big difference, since I didn’t have footage...was to locate wall decorations and arragements “high”. Putting a large basket over the kitchen window drew the eyes upward...same over the door frame...etc. Of course I still had things at eye level, but it worked.
Also I had one bare wall I hung a large rod all the way across and ‘ceiling’ height...as if a window was there. (Trickery helps too!).. And in the bedroom raised the rods to the ceiling and draped out the window...so height again made the room look larger.
It’s been a challenge, but fun and I’m truly glad for the money I’ve saved these five years. Wonderful!
Very interesting was a town I lived in for a time... a man built his new home “inside” his old home.. and then took the walls down as he went!! The new home is ‘entirely open air’ with the exception of balcony bedrooms on the second floor. Stunningly beautiful!
I’m thinking of moving down to about 2,000 ft but I want one with at least a 4 car garage, preferable 5 or larger!
A friend of mine just retired at 71 and 2 years ago moved up from a 3,000 ft house and a 3,000 ft garage to a 3,800 ft house and a 5,000 ft garage and he’s not sure if the garage is large enough!
Custom cars and hot rods take a lot of garage space!!!

I just tried to see if there were any articles or photos on line about his house, if I remember right there was at one time because it was so unusual. But I couldn’t find any yet...will look tomorrow though.
You’re so right, Simplify. I’m a Thoreauvian and have been going minimalist.
Of course now I’m moving now and cleaning out even more — but moving to a much larger house, just when others downsize — more than I need but has great entertaining space and guest rooms.. It’ll look extremely minimalist when my stuff is spread out!
You pretty much know everything that there is to know about in regards to this.
Almost literally everything, you cover it all, decades in the construction/remodeling business, success, wealth, even recognition of years.
You could, take a crap, cook supper, and do the laundry all at the same time.

We actually live in a nice area but our house is an old farm house. You might be surprised at the comments from kids who live in the neighborhood of McMansions around us. Just this week one of the teenagers told my daughter,”I like your house, everything isn’t porcelain.”.
So this often times tells me that people are modeling a twisted world view to their kids. I hope I never give my kids the impression that stuff matters more to me than they do.
