None of the insurance pools I looked at had wind separated out. The coverage was called out but not priced out. At 40 miles it would seem expensive to have $700 for that.
How far are you from the water? Things changed after Katrina. State Farm cancelled me completely out of the blue. I did not make a a claim, no change in credit score, etc. Like I said, separate is normal here. I changed to Travellers Insurance a couple years ago. They told me very early in the quote process that they would not cover wind and hail in my area and in fact I had to provide them with that policy.
By PBC I mean S. Florida and not PCB in the panhandle. I’d guess 3x yours. It is going to get crazy here with the Surfside going down last year. Every condo bldg is getting checked and permitting and inspection laws are changing. Almost every bldg on the ocean over 10 years old is going to have issues and not enough in reserve. There are going to be astronomical numbers for those owners. The home roofs are a big issue, too. With some people getting roof claims paid when the insurance companies didn’t think they were covered. The lawyers and “independent” insurance adjusters are wrecking havoc. It’s a huge problem for the Governor and homeowners...
We are 6 miles as the crow flies from the beach but a few hundred yards from the East Bay. Cat 5 Hurricane Michael’s eye came straight across our house in 2018. Pretty much leveled the area.
I was in the process of helping someone buy a beachside property when it was discovered the foundation was compromised. I can totally see how beachside properties have expensive maintenance issues.
I have spent quite some time in the past looking at the damage from Michael on Google Maps. They had new satellite images up not long after it hit. That was a bad one. Used to vacation in Mexico Beach as a kid. Hope you recovered okay.
We weren’t here for Michael but it did damage our family home in Myrtle Beach. The floods were 1,000 year floods from that storm hitting Myrtle Beach. My house here shows on google maps the devastation probably within days after Michael hit.
My insurance went from $4k three years ago to. $6k two years ago to $10 k last year to $13k this year. No claims for 30 years.

Wow. That was the price I was thinking I’d find here, but in Melbourne and PC the rates were reasonable if not on the beach or within blocks of it.
Totally outrageous - I’m thinking of dropping all but liability next year. I’ve owned this house for 12 years and my insurance payments over that period have run to about $45,000 and never had a claim. I’ve been forced to pay for a couple of inspections where they found one cover off an empty breaker slot and some water staining where a faucet trap had leaked and I had to pay a plumber and an electrician to certify that these were indeed not problems. I was tempted to tell them to go pi$$ up a rope this year. The insurance company’s smug we’re screwing you and there’s nothing you can do about it attitude really is annoying the daylights out of me.
