I think the SF Bay Area said by 2027 no more gas appliances. Once yours breaks and cannot be easily fixed, you are SOL.

So that means that ANYONE with gas will not have to get a high-current hookup for both water heating, space heating, stove, and sometimes dryer. My guess is that 90% or more of those homes don’t even have enough capacity going to their circuit breaker panel from the pole - so they’re looking at a third mortgage to replace their water heater (most people in CA already have a second mortgage in order to ‘extract equity’ from their homes).

This is a SHORT timeline and they may well come in first in this race to the bottom.
