Don't sell yourself short. I bought a 7 acre piece of property at an estate sale for dimes on the dollar all wooded with the previous house foundation still there from the 1800s,all stone with a 100 ft well in place. I had my wife choose a design she liked [smart move always] a New England Colonial Farmhouse she saw in the Paper . I bought the prints for it and became the general contractor . Basically I went around to houses that were being built talked to people if I liked what they were doing I got names and numbers brought them to the bank and was approved for a loan. Short story is without ever building a house I had one built for a lot cheaper than I ever could have bought one for and I paid for it in less than 20 yrs and it's [1,800 sq. ft] worth triple what I paid for to build. Go for it!
