On Time, under Budget

Most building contractors have a goal of finishing their projects in the time specified, with the money budgeted. The closer you get to doing both, the more profitable and the more successful your company will be. The sad truth is, most building companies have a hard time hitting those two very important goals. Why? Because it's extremely difficult. Most construction projects have complexity that is hard to comprehend; the efforts of scheduling, price change, human error, and the cycles it takes to be on time and under budget are mind-boggling.

It's not normal for construction companies of all sizes to accomplish those two things. It's quite normal to be at least a shade late, and a tad over budget, or worse. It's why nine out of ten people who go into this business are out of the business in less than ten years.

Donald Trump has many flaws, more than his fair share, but in this area of being on time and under budget, his track record is close to brilliant. One of the main reasons I preferred Trump early on was this clear aura of competence, one he earned. He didn't do these projects in cities that are all that business friendly; he did them in New York, and other large cities all over who are just as bureaucratic and just as tough.

I know, I know – "He's never been in government before, and business acumen doesn't translate to being in politics or running governments." I believe I remember the vast majority of pundits saying this kind of thing during the primaries. Yep, he was a neophyte who knew nothing about politics. He could never win the nomination.

This country was never meant to have professional politicians. It was intended to be run by competent, caring citizens who will guard and protect the Constitution and their fellow citizens and then go home and live among them under the rules they set.

Nobody really has foreign policy experience when they go into that job, I’d rather have a businessman who thinks quick and knows how to make a deal

What's so awesome is Trump the deal maker is also Trump the builder.

His deals get things done.

He's also committed to excellence in the end product.

Quite the combo.

This winning stuff is going to get me tired.....

I agree entirely with what you wrote. Somewhere along the way the electorate were sold on the idea that we needed an ‘experienced’ political class, with specific university pedigrees plus/minus a law degree. It makes no sense, and has given us wave upon wave of unqualified people.

Project Management 101 is the academic exercise in finishing in time and under budget.

That chart falls apart the first time a delivery is a few hours late and the cascading effect begins.

I works with a lot of residential homebuilders. I look at the logistical dance they do every day balancing multiple suppliers, trades and people, along with inspectors who often seem to work at their whim. One guy recently told me there was a 8 week lead time for a foundation inspection.

If that foundation inspection could be done by a private company, you can bet dollars to donuts that it wouldn’t have a lead time anywhere near that long.

Possible side benefit from all of this —

The standard caveat for can-do people who move into government is that government is “different”. You can’t fire civil servants, no one is accountable, blah, blah, blah.

I’m hoping (and expecting) that Trump will do things on time and under budget and when he hits a long-standing roadblock because government is “different” he will make a sweeping change and say, “Fixed. Now you will operate like you belong to the real world.”

Getting rid of government unions like SEIU would be a big help.

The 3 constraints are baked into any construction whether you have a PMP certification or not. Any builder that fails to consistently hit that isn't in business for very long.

A lot of the logistical issues you've brought up fall under Risk management and can be addressed via the Critical Path Method of scheduling.

Attention to detail and honest estimates are key - with the “lowest bidder” mentality, companies are rewarded for underestimating and then delaying and running up costs to the point where the “cheapest” ends up being more costly than the highest bids that may have been considered and rejected.
