Manhattan co-ops are like a residential club. You technically buy into the club, with your ownership interest related to the space you inhabit. A key part of the process is a "beauty pageant" where co-op members grill you about all sorts of professional and private things.

Having Guilfoyle as a reference could have aided in the Mooch's application. Obviously, it wasn't enough.
