When the drive from the suburbs become too long the older inner city is “rediscovered”.
Older buildings are renovated. Those in poor condition are torn down and replaced by new construction. Folks running rental units find it profitable to sell for renovation or replacement.
The poor, usually black, are priced out and must move to other parts of the city where housing prices remain low.
I Havn’t lived in N Philly for many years but when I drove my wife by maybe 20 years ago the area near Temple looked bombed our. I have read over the years that the neighborhood was jut plain dangerous for student to live and walk in. It sounds like Temple has the money to raze the slum housing and make it safe. That blacks will not be allowed is nonsense.

The college needs land to build new dorms and other builings. When my son was attending back in 2010 over 50% of students were forced to live off campus in slum areas. Minorites rule at Temple.

The very first woman the Inquirer highlighted in their big bad gentrification article last weeked was a Black landlord. She owns properties in the somewhat gentrified West Philadelphia area dominated by Drexel and Penn. She rents her properties to Black people only below market rate. That's illegal behavior but I don't imagine the DA will be knocking on her door anytime soon.

My grandson goes to St. Joe's Prep and I've been down in the neighborhood quite a few times recently. Although things have gotten much less scary South of Girard Avenue, north of Girard is still Beirut.
