Actually this is what happened. The eviction moratorium went into place and a HUGE number of those who could still pay, didn’t. Eventually they moved out owing massive amounts of back rent and leaving damages after trying to prolong the agony with leftard attorneys whilst milking the ERAP system.

The moratoriums ended but in their place (and sometimes even BEFORE the scamdemic, (see 2019 HSTPA of NYS) “tenant protections” ™ went into place thus enacting de facto rent control and further eroding private property rights of the private landlord.

All of a sudden the private landlords, often landlords by default who generally are more lenient and have lower rents than Big Apartment, started selling (due to Bidenflation pumping up property values). The good tenants are now far and away a tiny minority of the general tenant pool, which is 6 miles wide and 1 inch deep. Thus the “Affordable Housing Crisis” ™

My county just got approved for FEMA money. A local church created bedrooms from their Sunday School rooms. I wonder if they know some of those people plan to stay forever.
