I am familiar with the RealPage product, and I know the most aggressive user of it in the country (Neil Bawa). They don’t use it to change rents interday because there is simply not enough variance to make a difference. Furthermore, property managers MUST take direction from investors before they change rent, and investors only meet weekly at best. Usually rents are established with a schedule 6 months to a year in advance. I think maybe you and your brother happened on a property on the DAY that rents were being revised.
I asked about the pricing variation and they said it changes all the time depending on demand. Another article I read said it takes the heat off of the employees when renters aren’t happy about the cost of rising rent.
