wondering why the lawsuit didn't include everybody involved.

The lawsuit does not name Keller Williams(Keller Williams Realty) or the agent who listed the property, nor the agent for Coldwell Banker, which is listed as the selling agent for Sky Top Partners on that company's website and many others.

also wonder who did\falsified the title search?

Go to Google Maps and look up the address/area.
Then change to “satellite” view. Not exactly a real time image, but they’re usually surprisingly recent.

Also, as mentioned by others, many counties have a “Fraud Alert” system you can sign up for.

That’s a good idea. I’ll tell him. Maybe he does get fraud alerts. He just seems like he’s very trusting on this, and I know I myself would want to check it out personally, and would make active plans to do just that.

The fraud was the power of attorney—everything else was a consequence of that.

Realtors and title companies are not normally liable for failing to investigate powers of attorney.

The “buyer” of the land can try to sue them if they wish—they might get a settlement of some sort if they have a ferocious take no prisoners attorney.

My sister had a “long shot” lawsuit a few years ago—I was sure it would go nowhere—but her attorney was such a firebrand that the other side paid out a reasonable settlement just to make the suit go away.
