I said the same thing when the started the lockdowns, except my focus was on the small businesses. Some of the bars, restaurants, gyms etc. that own prime real estate or have long term rents/leases that would be very desirable to foreclose on or to take over the lease if the businesses have to close for good, bankruptcy or just out of business. The banks get the property for the balance of the loan, investors purchase the properties that are owned free and clear for pennies on the dollar or investors get prime commercial spaces for a song if the tenant can be forced out with bankruptcy.
Residential real estate, whether rentals or privately owned, are being snapped up at discounts, (foreclosures), at or above market value for prime real estate because the owners are desperate to get out before they can’t afford payments or from owners looking to make a short term profit against the odds of a market meltdown in the near future. The big guys can afford to sit on the property for the long term and then monopolize the market in rentals.
The fed will put up lots of cheap, ghastly, dehumanizing apartment blocks.
Shoving minorities and disadvantaged into ‘projects’ is something they know about.
You can be sure the fed doesn’t move one inch unless there’s something ($$$$$) in it for THEM!

Well, of course. The U.S. government runs on bribery masquerading as campaign contributions.
I submitted my landlord application to the state on March 1st, the first day of the program. Tuesday, over five months later, I finally received an email asking for my banking info so they could make an electronic transfer of funds, for a tenant that was 14 months behind in rent.
All debts are paid.
