Someone can offer her the listed price and she doesn’t have to sell it to them. There would be no contract yet, merely an offer. If it were listed with a broker, however, she would likely be sued for the commission if the offer was full price and terms.

That is exactly how Sheehan bought it, through a proxy buyer, to hide her intent from the original owner and townspeople.

Once you decide to sell realestate, put the property on the market, I do believe there are laws that say you can’t restrict who buys the property. Discrimination suits over realestate do not end well for the seller. If I were Sheehan, I would be real careful, the buyer may have it all before she is finished.
