Well its a bit more than that... Yes, if you just need wifi you can do that, but if you need equipment, conference rooms, someone to take messages for you etc... You do get more with a shared office space.
There is NOTHING wrong with the concept.... but its NOT revolutionary, disruptive, and sure as hell nothing to be spending BILLIONS backing.
It also can allow a lot of cross pollination of ideas and connections as people who are working on different things can get to know one another and find and build mutually beneficial relationships that may not happen in a traditional office where you only see your only co workers and what they are doing.. Which is why a lot of incubators utilize this sort of set up.
However, its NOT something new, or disruptive or revolutionary...
The 16th and 19th amendments - they more than anything else fundamentally transformed America.

they do have conference rooms, and a sort of business feel
if you had a start up, you’d be proud to host business meetings there, if that makes sense
saying “let’s meet at the library” may not work as well
SO...there is a niche here. But it’s just a real estate value proposition....more precisely, it’s a commercial/office space leasing value proposition.
