Seems like an incredibly good deal for land that is otherwise worth practically nothing. They should take it while they can, else, once condemned, which it will be, getting the $50-100 an acre it is otherwise worth on the open market.

Stayed in Rachel one night in order to visit the border of Area 51. Drove up to the gate and piqued the interest of the “cammo dudes” in their white Cherokees.

If a symbol of their grandparents’ and great-grandparents’ blood, sweat and tears can be an influence on market value then they will get paid more.
Otherwise the property is going to be worth its market value.
Good news is there are appraisers out there who are good at testifying to “market value” more than anyone would reasonably think.

I dunno. How many places on earth do you have a high UFO traffic count for a fueling station, convenience store and saucer wash?
Land-locked doesn’t matter if they fly in and out.

How many tracts are involved? How much is the government offering per acre?
Sounds like $5.2 million is the total offered for all the land the government wants to acquire. How much land do they want, exactly? How much will be left to the current owners once the acquisition is complete? Without knowing any of that, one cannot adequately judge the value of the offer of $5.2 million. One thing I can tell you is that if you're offering $5.2 million to acquire 160 acres (as an example) in the vicinity of Groom Lake, NV, you're nuts. So it would really help this analysis to know some of the other number involved OTHER than the total the government is willing to expend on acquisition costs.
Conclusion: The article is poorly written, containing little of the necessary detail to draw an informed conclusion.

I don’t know-— a piece of pristine wilderness property with mineral and maybe petroleum reserves surrounded by an Air Force installation preventing developers from building neighborhoods for retiring east coast liberals or HUD housing ...with free air shows in fabulously blue desert skies ... should be worth more than that. Add to that possible revenue for renting cabins to Chinese spies and it could be priceless.
Think abut it... no liberals for miles... sweet.
