Based upon what is available online, the time required for a claim based upon adverse possession is 20 years:

There has been some other good advice above. However understand this caveat, when receiving free legal advise you get that for which you pay. For more specific advice about your particular situation, contact a MD lawyer specializing in such issues.

"Hostile" is a necessary requirement under adverse possession. Invitation by employment extinguishes that requirement."

Or in other words, adverse possession is a non-starter when you have continually employed the supposed adverse possessor.

Think about it, people. Otherwise long-time apartment managers would own the apartment buildings they are employed to manage and partially-paid with a live-in apartment on the premises.

Adverse possession is very difficult to 'make' in even extreme circumstances of abandoned real property.

Oh, totally understood. It’s a very special, sticky situation. Hence, looking for avenues besides just going to a lawyer.

Obviously people have advice, which may or may not be relevant to our specific situation. Hence I’m not glibly acting on anything just like *that*. (Believe me many of these thoughts have crossed my and hubby’s minds.)

Love to, but that’s not an option with my mother’s devotion to this woman. She’d be mad as hell.

If anything, I think my bro and I need to “talk” to ma. All I want is her name off that address. That is what concerns me most and irritates me most (never mind her habits over decades).

If you contact a lawyer, don’t mention insurance. You could say years ago when first hired, she had no home and wanted to keep in touch with her relatives for mail, and just used the address and then she abused it by using it for her insurance and daughter.
