It's not that. When dealing with different types of real estate you have several ways of valuing the properties and it gets rather complicated especially with commercial real estate.

Valuing real estate is very much an art and not a science.

What is the value of any property on any given day? Well, it's what a ready willing and able buyer is willing to pay on any given day.

Could be a million one day, million and a half the next.

Trumps real estimated wealth in 2005 when the book was published was no more than $300 million, and then there was the real estate bubble burst in 2007-2008. Impossible to believe Trumps net worth would have increased 20-40 fold in that time.
