This is going on all over Southern California, evidently. There was a couple in the apt complex where my daughter lives, where the rents are about $3,000/ month, that did this. They used a false identity to get past the credit check, moved in the first day, before the deposit check bounced and never paid one cent. The people had done the same thing at their previous location. Management were able to get them out this time by getting them arrested for the. bad checks.

take him to some other location, drop him off, and then return to your place and change the locks?

And deny it ever happened.

Or something along those lines...

So do you realize how much it would cost to change all
the locks in the White House?

Padlock the entry doors. They can not get in (or if they, are inside tell them you are going to padlock inthem except for one exit door. Keep their possessions until they pay what is owed the owner.. Of course Ask anyone from New York knows how to effectively control the situation. Block the garage doors too if there is a garage. Once I sat in the blocking position of the garage doors in order to serve a court order. It works.

Otherwise they will slip out in the middle of the night

But she has had trouble, many times, with ‘guests’ trashing the condos. There is a $1000 damage deposit, but it must be really bad to enable her to keep it.

The ‘normal’ stuff is food left in the refrigerator, trash all over the place, stuff like that.

But on occasion there are broken dishes, stolen appliances, radio alarmclock and TV or they are damaged. Bed linens soiled beyond use (children pee/crap on bed), animal crap on carpets, toilets stopped up with whatever. Bed frames broken, furniture torn or ripped upholstery, etc. Some people live like animals while on vacation. One of the worst was just a couple of weeks ago, a family from California. The place was a complete mess, AND they would not get out at the appointed time. The next renters had to wait in the parking lot while my daughter had to clean all that mess up before they could go in. I think the owner decided to keep the DD..................

There is a lot of risk involved in this type of business.

Landlords need to be very, very careful in the actions they take lest they strengthen the tenant’s case. Retaliatory steps like shutting off utilities are frowned upon by statute and the court.

once the contract is over, the owner is under no obligation to continue sustaining the property

if they were, why would anyone ever leave a residence?

or ever pay the rent for that matter

IANL but we have words in these replies that in Californication, a rental of more than 30 days automatically converts to month-to-month. So the contract is NOT over and the landlord is walking on very shaky ground if they try ad hoc remedies. Lawyer up, learn the lesson for next time, go forth and sin no more.

contracts have a defined begin and end.

learn to write your contracts properly.

if the state ‘overlays’ conditions to all contracts that enable one side to violate the contract without fear of ending the contract, what’s the point in paying passed 30 days?

My neighbor in Australia would evict his unwanted tenants by placing one of those ugly large lizards in the house. Worked pretty well.
