I had the distinct displeasure of selling a house to the daughter of a billionaire 2 years ago in Los Angeles.
We insisted on a 30 day closing, with the option to extend an additional 30 days so we could find a new home and get moved. She signed that contract, no problem.
After the specified 30 day due diligence period in which she could inspect and still back out, we get a short note from her lawyer (hours before the deadline) saying simply "We need another 30 days, make it happen".
We said "no".... and there was a lot of nasty emails from the lawyer... finally we got them to put up $50K non-refundable deposit and we gave them the extra 30 days to do more inspections. Then, on the 30th day they said "we're going to take it, but we now want to close in 2 weeks". We said "no, we have a 30 day closing from the time of the end of the due diligence period, with the option for 30 more days if we need it". Big fight... they threatened to sue us. Our attorney said we of course were in the right, but suing a billionaire would be counter-productive.
So... we let her have the place.
But... karma came to the rescue on two counts... being able to see the Hollywood sign from the bedroom balcony was a huge selling point for them... within 1 year a highrise on Sunset blvd totally blocked their view. And... the city refused to give them permission to park 30 cars there as they had planned... so they have to rent spaces at a cemetery down the street.
