When Bing Crosby crooned that he would settle down and "make the San Fernando Valley my home," he wasn't singing about apartments.
The Southern California dream back then exemplified by the World War II-era tracts popping up in the Valley and other places was of an affordable single-family home, a little house on a patch of green where kids could play out back.
But today, construction of condos and apartments is rapidly overtaking that of single-family residences, even in suburbs known for spread-out living.
It's part of a broader shift to urbanized living in Southern California, a change that brings with it significantly higher density and concerns about overcrowding and traffic.
Consider the Valley: In the 1940s, developers there and throughout the region were putting up houses wherever they could, plowing under vegetable fields and planting that dream along streets and cul-de-sacs.
But over the last six years, Los Angeles has approved more than 14,000 condos and apartments for construction in the San Fernando Valley, according to city records, nearly three times the number of single-family residences...

I live just out side Temecula (Inland Empire) developers here are building homes with 6-8 bedrooms....some are calling them dorm homes. Its maximum house on minimum lot......
That’s going on all over the Inland Empire too. Absolutely no yards. Makes me appreciate my 6,000 square foot lot. At least I have SOME yard in which to garden.
I have to admit I don’t see the attraction to that area. For a conservative at least.
But of course... They want to cram us in like rats in 3rd world ghettos. Once the socialists assume full power, we will be told our 2,000 sq. feet homes are too big for two people.

We lived in Orange, CA when I was a kid (back in the 60’s and 70’s) and had 5 acres. If we’d have kept it I can’t imagine what it’d be worth today, considering our house and property cost less than 20K back then. I’ve got 7.5 acres in VA now, and dearly love having all the space.

I know. I don’t live there either, but my bf does. One week I’ll see a big weed-covered vacant lot, the next weekend it’s being dug up for crammed-in condos and towering SFRs with no yards. It’s amazing how quickly that area is building up.
I think Gen X er’s moving into the buying market aren’t interested in keeping up a home. Gardening? Whats that?
You're lucky. That would be my dream. I'm at a point in my life where I'd be thrilled with even 1/2 acre. Next time I move I am definitely getting some more land!
