I used to sell Fingerle Lumber years ago. They were right next to UM.
It was a great place to see a football game in the fall.

All true, plus add a robust jobs market, affordable housing, booming construction, and conservative politics statewide. Huntsville is now the largest city in the state (not the whole metro area... yet). Infrastructure is playing catch-up, but that will slowly get there.

My mom hated the pot-holed streets of Baltimore in the late 1970s.
I’ve spent all the time in the Midwest I want. I was born there,move back for work for two years. Never again.

There is nothing you can take at face value.
That sure wasn’t the case before, a lot of retirees moved to Gainesville because it was a relatively cheap place to live.

The first thing to look for in any “top 10 places” (or top 25, or 50, or whatever) is the weight they give to “diversity”.
A lot of these rankings place diversity very high and give it a lot of weight in their scoring system.
Artists. Any place that is attracting artists is a woketopia or at least rapidly becoming a woketopia. Artists = homelessness, drugs, mentally ill, communists, homos, censorship, poor police response, high crime, and all the other things that a flaming left wing government brings.
I was in Baltimore about seven years ago and I remember speaking to a black homeowner in Ten Hills.
He said “we keep our homes beautifully but look at that street.”
I told him that my Florida county uses a German system that puts a thin coating on top to make the roads look like new.
Texas isn’t low tax. There’s no state income tax but property taxes aren’t low—last I looked we’re 14th from highest.

“Diversity” is often fine on the dinner plate.
Some places have so much ‘diversity’ that they should be considered zoos.
Florida. Hands down. No contest.
This is not really a “study”. Its just a REVIEW of lists compiled by some so-called “experts”.
George Bush Jr. had to pay about $5,000/year in hospital taxes when he moved to Dallas.
