Property records are kept by the county. A simple search should be sufficient.

How many times has the same title insurance company (or ANY title vendor) collected premiums for the SAME property. Every single refi - every time the property is sold, even if it's a matter of months.

Full premiums charged.

A simple search by whom?

Will the search include the lien records, in case there are unpaid judgments, or Federal Income Tax liens?

Will the search include property tax records?

Will the search include an evaluation of whether the person(s) on the earnest money contract have the right, and all of the right, to sell the property?

If your simple searcher identifies items that need to be addressed before closing, who makes the call on whether those items have been satisfactorily addressed?

If something goes wrong, and you wind up with a bad title, do you plan to sue your simple searcher for your loss?
