Coos Bay, North Bend is a lot cheaper than southern Cal. where we used to live. I'd say about 1/3 the cost. A rental house here averages about $1200.
House prices have been going up, however.
We’re planning on retiring to Maine in 6 years or so.
You can buy a nice home there for cheap & we want to return to small town life after living in Jacksonville, Fl these past few years.
Of course, cannabis is legal there with a robust MMJ program to boot.

IMO, this is on the edge of legality but then again, I don’t work for the FCC.

Oh yeah. Especially away from the coastal areas. You can get a 1700 sq foot brick home for 32k. Not fixer-uppers either. The fixer-upppers run between 17k to 30k.
