Other rules...know what's on all four sides of your house, and if there's some assurance it'll stay that way. Know the worst-case scenario for traffic passing by. And buy a house that's got some elevation compared to surrounding land.

It's a pretty bad scenario to have ones house flooded but not be a total loss. You lose everything, don't collect much from insurance (compared to all that's been lost), your insurance goes up, and its value goes down.

I had a cousin that happened to. It doesn't ever get "back to normal".
