I’ve sold a home,bought a condo,sold it,and bought another condo.
I used a lawyer and realtor because I didn’t want to go to any of the closings. I hate legal stuff.

We had to be at settlement/closing. Good thing the lawyer was with us too. They, I guess the realtors and title company clerk, made a huge math mistake. My husband, engineer and math genius who does everything in his head, caught it. An hour later, yeah he was right. We’re sitting at settlement, they run the numbers, my husband refuses to sign because huge math mistake and I’m like WTF since I can’t do it all in my head. Our lawyer says, oh wait...Well,the title clerk apparently didn’t know math...Then they were all like no problem blah blah blah we can still do this, until our lawyer says hold on...no we can’t. He argued with the realtors on both sides (neither were competent in math) and the title clerk who was a moron. He was awesome once he realized my husband knew math and was right.
In NJ, the only person you need at settlement is a lawyer. And a spouse who runs the numbers in his head.:)
