Poonam Sandhu rented out the master bedroom of her Watsonville, California home to a couple through Airbnb. Now they refuse to leave or pay rent. Sandhu says she's been forced from her own home by some terrible tenants.

I Won’t even rent a vacant apartment to someone without a complete background check. I sure wouldn’t let total stranger move into my house and live with me.
When I lived up in WA I used VRBO to rent out my little guest cottage on the water. Did that for about four years, and must have had about 60-100 guests go though there. Got very lucky and never had any issues... in fact the vast majority of them left the place clean (cleaned dishes, coffee maker, washed the towels and sheets for us). We even made some lasting friends with a couple of folks who had rented for lengthy periods (month or two).
But, I've heard too many horror stories like this one, and I don't think I would do that again. It worked for us at the time, and pretty much covered our property taxes for us. We did report the income and pay taxes on it, just to be on the safe side.

My next door neighbor built a house for himself and his new bride on the other side of town. His then bride-to-be prevailed on him to let an old classmate of hers move temporarily into the old house because she and her little boy were being kicked out of their apartment and she didn’t have a job and was unable to qualify for welfare except for EBT. Well, two years later she is still there. Ralph has found that he can’t kick her out because she has a child. He didn’t at first pay for utilities for her because he left her with what was left on the utilities he had already paid when he was moving out. He was forced to pay her utilities when that ran out because she has a young child. He finds he can’t sell the house because, for one, he can’t even show the house with the woman-and-child living there and no real estate company will consider buying a house they can’t do anything with except support a woman-and-child. He can’t let the mortgage go back because the house was paid for. He no longer pays the taxes and the county continues to send him tax notices but does not move to seize the house and the annual tax sale notices in the newspaper draw no comebacks after potential buyers find out the deal. He feels like a prisoner who doesn’t even get to sleep in his cell.
The state will probably require the utilities to continue being paid and functioning on the back of the owner.
Neither do I. Containment must be done.
They certainly can, but only with a court order.
And in order to get that court order, you have to legally file an eviction notice, which the squatters can appeal.
Only after all their appeals are exhausted, which can take months, can that court order be handed down.
Be a shame if the house had a gas leak and blowed up.
“If they are squatters, just call the sheriff as they in effect have broken and entered or you can pick up your Mossberg 12 gauge shotgun and evict them yourself.”
Best part if you don’t even have to drag their buckshot riddled corpses onto your property. They are already there.
How can these 2 have rights as tenants when they are not paying any money. Could I just go to my neighbors house and say I am not leaving and just live there?
Under CA law, that makes it a landlord/tenant relationship until proven otherwise in court.
In CA, and other places, you can sign a lease, move in, not pay one cent of what you have agreed to pay, and it will take several months to force you out.
It is meant as "protection" for poor people who may lose their jobs.
California? Probably.
I had this issues..you have to be ahead of it..
in the first confrontation do not try to evict
instead get a restraining order against that person.
really helps if you have a okay female roommate to say she feels threatened.

Exactly, and along with a rental agreement, you get first and last month’s rend and a security deposit. We have a vacation rental in Carmel, CA. We’ve been renting for 15 years for several months each year, and the only difficulty we’ve ever had was with a multi-month rental to a family returning from Japan.They did damage that was not discovered by the property manager we had at the time. Fired the PM, and have done in by ourselves ever since. Made some very good friends among those to whom we have rented. One couple has been with us for all 15 years for a month each year. Getting a lot of money up front coupled with the BG check, and a Vacation Rental Agreement ( which has much different terms than a straight rental) pretty much assures you will get your place back at the end of the term.

Talk about not understanding the law .. your idea will just make things worse.
Might just as well sell the house and move somewhere else.
