Hearing now folks not seatbelted in. As one who used to ride the trains, you could get up and walk.

Not surprised about the CSX freight train in the area. Although Amtrack uses the rails, I was told years ago that the tracks belongs to the freight train companies.

Yup. That's one reason there are so many delays on Amtrak trains - they may be scheduled to use the rails, but the CSX trains have priority on most of the track Amtrak uses.

Amtrak owns and operates the Northeast Corridor. CSX and Norfolk Southern have trackage rights for freight at certain hours. Amtrak handles dispatching.

No, the tracks from DC to NYC are owned by Amtrak including most of the track going to BOS.
