Your map is from about 20 years ago. The bad parts dun expanded a mite.
That part of I55 north is notorious for carjackings, thefts, assaults and murders in/around those motel parking lots.
Hubby won’t allow me to go to the Kroger on I55 or any other business up there anymore.

Best to be avoidin’ that part of time. Specially if you’re by yourself.
That’s what I was thinking. It’s been 6-7 years since I was there but I use to stay in motels on the Interstate in north Jackson and didn’t think anything of it. Seemed like a decent part of town. Seems like I always stayed in a La Quinta or Hampton Inn, right by a Chili’s that I always got dinner at.
